From land option to build-ready land

SOIL identifies, secures and develops attractive land plots before they are acquired. Through planning, regulatory processing and building permits we create significant value before the first shovel hits the ground.

    Securing land options

    SOIL signs option agreements on strategically located land. This gives us control over attractive development projects without tying up unnecessary capital early on.

    Project development

    Our team works on planning, design, analyses and dialogue with municipalities, consultants and other stakeholders to mature the projects.

    Building permits & approvals

    We work purposefully with local plans, permits and authority approvals. Once the rights are in place, the land's value is significantly increased.

  4. 4

    Acquisition & realization

    When the project is mature and permits are in place, SOIL buys the land at the agreed option price and prepares the project for construction or partnership.

The fund carries 100% of the risk — media, PR and execution

It's the full package: brand concept, paid media, PR, content engine and go-to-market — entirely pre-funded by the fund. Carefully selected MEMBERS take zero risk. No Cure, No Pay and No Key, No Pay in construction — you only pay once the keys are in the doors. In some cases we invest under €300 per m² over a 9-year horizon. In Århus municipality, where the Houning Mafia Klovnebus operates, SOIL and the Woodstock Eco System simply keep pushing until our partners — farmers and private individuals — are happy.
